When a traveller compares your hotel on Booking.com, the decision happens in 3 seconds. If your space doesn't make an impression in those 3 seconds, the battle is lost before it even begins.

Dependence on OTAs

OTA commissions sit in double-digit ranges and vary by platform and by contract. A space without its own identity condemns you to compete there indefinitely.

Difficulty in raising rates

Without a space that visually justifies the price, any price increase generates immediate market resistance.

Zero organic content

Guests don't share generic content. Without spontaneous Instagram photos, there's no free marketing.

01The Appointment

02The Design

We visit the space and develop the concept: layout, colour palette, materials, and statement pieces. We also create 3D renderings so you can see the result before approving anything.

03The Production

Detailed plans, full specifications, and supplier coordination. Fixed price with contingency fund included. No surprises at the end.

04The Installation

Project management with minimal operational disruption. We work while the hotel is open whenever possible. Delivery includes a professional photo shoot for the OTAs and your direct booking site.

What hoteliers ask us

How much does it cost to renovate a boutique hotel lobby?

It depends on the scope, not the floor area. A lobby can be solved with lighting, furniture and a new reception desk, or it can require building work, services and technology. We define the scope in the first consultation, which is free, and the budget comes from the technical documentation rather than from a rate per square metre.

Do I have to close the hotel during the construction work?

Not necessarily. We plan to work while the hotel is operating: night work, phased by zones, temporary reception if needed. A complete shutdown rarely exceeds 2-3 days.

How long does it take to see a return on investment?

The return depends on the starting point and on the channel mix. What changes quickly is the hotel photography and what a guest finds on arrival, noticeable within the first few weeks: more guest photos, better reviews, and increased direct website traffic.

Can you do just the lobby without touching the rooms?

Yes, and it's the most common strategy. The lobby is the first and last impression, and the space that appears most often in guest photos. Many clients start here, see the results, and then continue with the rooms.

Where do you work?

This is the international studio, so the hotel can be anywhere. EOLOS also runs local studios in Madrid, Stockholm and Athens, and a project in Spain, Sweden or Greece is served by the studio in that market.

Can design really reduce dependence on OTAs?

It can move the needle, not replace commercial strategy. A lobby people photograph generates guest content, and that content feeds brand search. What turns that search into a direct booking is having your own website and booking engine ready. Design and the direct channel work together or not at all.
