Fendi, Dolce & Gabbana, Karl Lagerfeld, Versace, Lamborghini. Branded residences have arrived in Spain with force and are not limited to Marbella. Madrid, Barcelona and the Costa del Sol concentrate the highest level projects, but the model is expanding throughout the territory. According to Colliers, more than 1,200 units are planned in Spain by 2027. In this segment, the buyer does not buy square metres, they buy the physical expression of a brand identity. If the interior does not translate it accurately, the price does not stand up.
The real problem
A generic interior in a branded residence destroys the price argument.
The buyer of a branded residence in Madrid, Barcelona or Marbella has references in the best markets in the world. They evaluate every detail. If the interior does not live up to the brand, the product loses its raison d'être and the price does not stand up.
Misalignment between brand and interior
The buyer pays for the brand in every detail. An interior that does not accurately reflect that identity does not justify the price positioning or the sales pitch.
Insufficient technical documentation
High-level projects require technical documentation that allows the specified quality to be reproduced. Without such precision, the execution lowers the standard of the final product.
Demanding international buyer
90% of branded residences buyers on the Costa del Sol are international. In Madrid and Barcelona the profile is similar. They do not accept approximations. Each material and finish is evaluated with global criteria.
Coordination between developer, brand and architect
Branded residences require coordinating brand design standards with the technical requirements of the project. Without a team to manage that intersection, consistency is lost in execution.

We analyse the brand design guidelines, the buyer profile and the price positioning of the project. The design concept emerges from this intersection.
02The Design
Material palette, space distribution, lighting and FF&E selection. Visualized in 3D with the necessary level of detail to validate with the brand and the developer before execution.
03The Production
Complete drawings, material and finish specifications with references and tolerances. Coordinated with the developer's architectural team for unambiguous execution.
04The Installation
Supervision of execution to ensure that the specified standard is maintained on site. Delivery with the asset ready to photograph and market at the level the price demands.

What developers and operators ask us
What does a brand require when it licenses its name to a residential scheme?
A standards manual and the ability to prove compliance. Approved materials, documented construction details and site supervision. The risk is rarely the design, it is traceability: if you cannot evidence what was built, the brand will not sign off.
How do developer, brand and architect coordinate?
Through a single design lead who translates the brand manual into buildable documentation and answers to all three. When each party interprets the standard separately, the differences surface on site, which is where they cost money.
What does the international buyer expect from this product?
That what is delivered resembles what was promised, and that maintenance is not their problem. Finishes that survive seasonal use, service resolved in the design, and shared areas that hold the price at resale. That last point is the most neglected.
Where do you work?
This is the international studio, so the scheme can be anywhere. EOLOS also runs local studios in Madrid, Stockholm and Athens, and a project in Spain, Sweden or Greece is served by the studio in that market. The team works in English, Spanish, Swedish and Greek.
